Two nights this fall. This is the first one.

Colorado changed the rules on rental owners again, and the bill for guessing keeps going up. Part I covers the two risks hitting hardest right now: what the market is actually doing, and where you are legally exposed.

Thursday, September 24. Doors at 5:00, program 5:15 to 9:15. PPA Event Center, 2105 Decatur St, Denver. Food is served, not a snack table, because the night runs straight through dinner.

WHAT THE NIGHT COVERS

"What Passed, What Died, and What's Coming Back." A legislative townhall with questions from the floor. William Mutch is the Colorado Housing Coalition's Capitol lobbyist and a former Chief of Staff of the Colorado Senate. Samantha Santee is the Coalition's lobbyist liaison chair.

Where Colorado rental owners are legally exposed right now, with Eric Nesbitt. Thirty plus years of real estate law and his own Denver firm. Clients have included Wells Fargo, the FDIC, and the City and County of Denver.

The gaps in your rental policy, with Eve Valencia. Most owners find those gaps during a claim. That is the expensive way to find them.

Does it still pencil? A straight read on Colorado rentals from Mike Hills and Jennifer Reinhardt of Atlas Real Estate.

Why Colorado is still good for independent rental owners, with Troy Miller and the panel.

WHO IT IS FOR

Owners of one to twenty units who run them without a compliance department behind them. If you have ever read a new statute and thought "fine, but what does that mean for me on Monday," this is built for you.

HOW THE EVENING WORKS

The first hour is food, conversation, and the marketplace. Speakers stay for it. The whole point is that you can put your own situation in front of the attorney or the lobbyist instead of hearing a general answer from a stage.

Nothing is recorded. No replay, no livestream. People say the useful version out loud when it is not being taped.

Part II is Tuesday, October 20, on operations and technology. One ticket covers both nights.
