    • How to talk to agents/contractors so you get priority access and real answers
    • DISC-style self-awareness: Strengths, blind spots, and what role they naturally fit (deal finder, negotiator, operator, capital partner, etc.).
    • Expectation setting: The real timeline, the real work, the real bottlenecks—and how to push through them.

    ## Saturday — Find Deals & Funding (Acquisition Engine)

    Purpose: Build the “deal machine” and the money plan—because no deal = no business.

    • Where deals actually come from: The highest-yield channels (off-market + MLS + relationships) and what beginners should ignore.
    • Deal criteria (“buy box”) setup: What a good deal looks like for wholesale, flip, or rental.
    • Lead-to-offer workflow: How to go from lead → conversation → numbers → offer → next step.
    • Funding options explained simply:
    • Cash, private money, hard money
    • DSCR/rental loans basics
    • JV structures and what makes partners say yes
    • What lenders and capital sources care about: Deal quality, exit strategy, borrower readiness, and credibility signals.

    Outcome: You leave knowing how to source deals, evaluate quickly, and match each deal to a realistic funding path.

    ## Sunday — Putting It All Together (Execution for Buy & Hold + Flips)

    10 AM - 2 PM CST
    Purpose: Turn “a deal” into “a project that makes money”—systems, numbers, and execution.

    ### Buy & Hold Track (Wealth Building)

    • Rental deal standards: cashflow reality, DSCR readiness, reserves
    • Rehab scope + rent-ready strategy (don’t over-improve)
    • Property management mindset: tenant quality, maintenance control, ops
    • How to scale: repeatable acquisition + financing + operations

    ### Fix & Flip Track (Income Building)

    • Rehab workflow: scope, bids, timelines, draw schedules
    • Contractor management: expectations, controls, payment rules
    • Holding costs + timeline risk management
    • Exit strategy: list vs retail vs alternative disposition

    ### Integration piece (the “operator” view)

    • Choosing a lane (or sequencing lanes): wholesale → flip → rental
    • Building your team: agent, lender, contractor, title, PM, CPA/bookkeeper
    • Next 30/60/90-day action plan (real execution milestones)

    Outcome: You leave with a complete blueprint for either rental investing or flipping—and the operational steps to execute without chaos.
