Colm McEvilly's presentation centers on how investors can strategically build wealth in real estate through compounding, smart deal analysis, and leveraging systems and technology.
He’ll cover the process of sourcing, filtering, analyzing, and selecting deals using a structured system and deal screener. Key insights include:
- The importance of understanding not just how much income you make, but how you make it.
- Common pitfalls: lack of knowledge, underestimating future costs, and overreliance on a single income source.
- Using real estate as a hedge against inflation and a path to professional-level returns even for newer investors.
- Core principles like ROIT (likely Return on Invested Time), avoiding the “triple T’s” (tenants, toilets, trash), and the benefits of scaling.
- Advantages over other asset classes such as less volatility than stocks, tax benefits, and liability management.

About Colm McEvilly:
Colm McEvilly is a real estate sponsor with years of experience in both mechanical building systems and real estate finance. Colm’s involvement in real estate development goes back to his childhood. The son of a mechanical plumbing contractor, he spent ages 8 to 22 working in the field sorting fittings, excavating, installing piping and learning to read blueprints. Colm attended Cal Poly ( the real one) and graduated with a bachelor's degree in engineering. Upon graduation began a career as a mechanical engineer working in the HVAC industry. He spent years assisting clients in selecting and installing HVAC systems in large industrial and commercial facilities. In 2013, Colm began investing in single family properties and amassed a small portfolio of rentals.
Colm was born with congenital heart defects ( TGA & VSD) and has had several open heart surgeries during his life. Due to his experiences with open heart surgeries and the gratitude he has for the doctors that saved his life, Colm is committed to giving back to the medical community that has not only given a life back to him but many others as well. Colm’s goal is to be the go to real estate resource for life saving medical professionals.
At age 30, Colm suffered a heart valve failure. After a successful TAVR procedure and recovery, his entire perspective changed and he realized he needed to spend his time doing personally fulfilling work. After a successful exit from the corporate world, he joined a successful syndication team and worked as the Investor Relations Manager. As a part of this team he learned the importance of conservative underwriting, non-intrusive marketing, and treating other people's capital with greater value than your own. Colm helped scale their investor relationship department and was instrumental in helping 4 teams collectively raise $238M from retail investors.
Colm's three main missions for 2025:
1. Set up a thriving charity to pay for therapy for those in his community that have gone through heart surgeries.
2. Bravely showing up to serve medical professionals as their trusted advisor while they embark on their lifestyle investing journey. Providing content with candid prudent advice, and tangible action item takeaways for his clients.
3. Move towards silly discomfort and fears. Challenging himself everyday and keeping himself accountable with a habit tracker.
