They say you make your money when you buy the property, but the rehab process can break you. A dishonest or incompetent contractor can leave you hanging while interest payments eat up your profit and then eat your cash reserves for breakfast. On the other hand, a good contractor can make your business hum and can sometimes even salvage your buying mistakes.
A good contractor (or 2 or 3 of them) will put your business in a groove. You’ll buy with confidence, make money on schedule, plan for and execute business growth and see your real estate dreams become reality.
But you have to find them. Contractors are easy to find. GOOD contractors are like finding a needle in a stack of needles. If you’re going to be good at your job you’re going to be in continual hiring mode and that process includes not just finding them, but also vetting them to exacting standards.
We are going to talk about the characteristics of a good contractor, how to know when someone is trying to pull the wool over your eyes and how to verify those feelings in your gut — either good or bad. I’ll give you multiple sources for finding contractors and multiple ways to check them out.
