We aksed Joe for some advance info on his project, which he's BRRRR-ing into a rental:
How did you find the property?
"I was approached by another investor who was in the process of flipping before it was burned down by individuals that broke into the house. I'm known for doing big rehabs and buying fire-damaged properties, so they reached out to me right after the house fire."
Can you share how you're financing it?
"I paid cash to purchase the property with my own money and then funded the entire rehab with private money post-closing."
Did you run into any surprises in the rehab?
"I had to kick squatters out of the shed a couple times. We had one break-in during construction and luckily only a couple Delta shower valve trim kits went missing."
What would you like us to know about the property before we see it?
"The property was fire-damaged and set to be demolished by the city. We had to hire an attorney to file an injunction and stop the demolition from taking place. We then had Kentucky Wide Cleanouts do a full gut demo and then built a 2nd story addition on the property."
Joe said the project will be "90-95% complete" at the time of the L.O.T.S. event. And as for parking recommendations, he said street parking is OK.
