Tonight's training: Buying on Terms. We are covering three ways a purchase can be structured other than a cash offer: subject-to, owner financing, and hybrid arrangements that combine both. What each structure is, how they differ mechanically, which numbers point toward which structure, and how the same transaction can be structured more than one way. We will also walk through what the due-on-sale clause actually says, its history, and how experienced investors think about it.

We are walking through the marketing channels investors actually use to source properties that are not on the MLS: direct mail, cold outreach by phone and text, driving neighborhoods, online advertising, and referral relationships with agents, wholesalers, and contractors. What each channel involves, roughly what it costs in time versus money, which ones are realistic for someone working a job, and how to tell whether a channel is working before you have spent your whole marketing budget on it.

Bring what you are currently doing to find properties, whether that is nothing yet or a system you have been running for years. Half the value of this session is hearing what is working for other people in this county right now.
