What we’re about

We have built quite a reputation in helping to kick start peoples Property Development careers, or lift the trajectory for those already on their way. Having seen a number of our members leave their day jobs to transition to full time Property Development, and a hell of a lot more that are well on their way. Having said that, the group is not just for beginners, we have a number of long time developers in the group at the bigger end of town also with everyone able to gain from the collective experience of the group.
Our meetings typically consist 3 distinct section, an Industry Expert, a Real Deal & finally a Masterminding process.
Our Industry Experts are people that you will need in your property development team, with them giving guidance and advise on the relevant topic of the month. In the past we have had Town Planners, Civil Engineers, Property Lawyers, Accountants, Architects, University Lecturers, Project Managers, Experienced Developers, Property Managers, Financial Planners, Valuers, Brisbane City Council, Surveyors, Commercial Lenders & more. These experts love helping those with a thirst for knowledge and an attitude to succeed and we have been blessed with the quality of these speakers who keep lining up wanting to present at our group.
The Real Deals allow you to learn from projects that others have done within our group. Learn from their experience, success' and mistakes before you do it yourself. You get to see warts and all what went right, what went wrong and the profit that was able to be achieved out to the deal. There is nothing better than seeing the real thing to know that you can do the same for yourself.
We typically finish with a Mastermind process, with each person able to seek assistance from the collective knowledge of the group in how to overcome any current obstacles. Sometimes your problem might be as simple as not knowing where to start, or how to learn the development process, whilst other times it might be as complex as a specific problem that you are having withing your current deal. Either way, the group is here to help, with all of us moving forward as a result.
OH - And we always kick on socially after the event for a few beverages so please make sure you have plenty of time to hang around and mingle with your peers.
Welcome aboard, and I hope you enjoy the ride.

Streamlined Builds, On‑Time Completions! Greystone Developments (Chris Wratten)Let’s be honest as developers, we all know the build phase can make or break a project. You’ve done the hard yards finding the site, getting the DA, securing funding… only for things to grind to a halt once the builder steps in. Suddenly, delays creep in, costs blow out, and communication breaks down leaving you stressed, cash-strapped, and wondering where it all went wrong.
Since COVID, the fear of builders going under has only added fuel to the fire. So how can you, as a developer, avoid those horror stories and actually keep your project on track from start to finish?
This month, we’ve got Chris from Greystone, a seasoned builder and Managing Director with over 15 years in residential and commercial construction, here to show you exactly how to do it. Chris will share insider strategies to streamline the build process, eliminate bottlenecks, and keep every stakeholder accountable from consultants to tradies.
You’ll learn how to:
• Identify where projects typically get stuck and how to fix it before it costs you money
• Build a high-performing team that works in sync toward one clear goal Coordinate consultants and manage the critical path like a pro
• Create a roadmap that keeps everyone — including your builder — accountable until completion
• Spot and fix bottlenecks before they stall your program
• Build the right team with clear accountability
• Keep design, approvals, and procurement on track
Join us as Chris lifts the curtain on what really goes on behind the scenes of a well-run build and how you, as a developer, can take control to deliver faster, smoother, and more profitable projects.INTRODUCING THE REAL DEAL:
1 into 3 Townhouse Subdivision (Bunawat Thepabutra)
1,100m2, GRZ1, Mont Albert North, VictoriaSome deals are won long before the first brick is laid and this one proves it!
When most developers saw competition and risk, Bunawat Thepabutra saw opportunity. At a high-stakes auction, he secured a prime development site well below market value, using minimal cash and walking away with plans and permits ready to go.
But like every project, the real test came after the win. Tough builder payment terms and tight bank conditions could have easily brought progress to a halt. Instead, Bunawat used creative finance strategies and clever negotiation to keep his project alive, turning a good deal into a great result.
At this month’s Meetup, Bunawat will reveal:
• How he bought below market value with limited funds
• The finance hacks that helped him control the deal
• How he overcame builder and bank roadblocks
• The key lessons that helped him grow from small flips to a $12M pipelineIf you’ve ever wondered how to make your money work harder and how to stay in control when the banks and builders push back this is one Real Deal you won’t want to miss!
This is your chance to talk property with other enthusiasts!
See you all soon!
