INTRODUCING THE INDUSTRY EXPERT:
Decode Flood Maps Before You Buy (Civil Works Engineers – Roger Andrade)

Flood Maps Don’t Lie… But You Might Be Misreading Them!

Every week, developers walk away from great deals or worse, walk into disaster zones all because they don’t know how to read a flood overlay properly.

Flood-affected properties are one of the most common issues uncovered during due diligence. And yet, most people treat flood maps like a red flag instead of a roadmap. The real danger isn’t the flood itself it’s the misunderstanding of what the data means.

Here’s the kicker: just because a site sits in a flood zone doesn’t mean it’s a write-off. In fact, with the right knowledge, some of these sites present massive upside if you know how to navigate the constraints.

At this month’s Property Developer Network Meetup, Roger Andrade our Industry Expert will cut through the confusion and show you:
- An easy way to spot potential issues and opportunities
- That a property appearing as flood-affected on a flood map does not necessarily mean it has experienced flooding
- How to understand the map, unlock the potential
- And present three case studies

Whether you're doing your first feasibility or your fiftieth, this session will sharpen your due diligence skills and help you separate real risk from imagined roadblocks.

Because when it comes to development, it’s not about avoiding flood zones it’s about knowing how to work with them.

Don’t let bad intel kill a good deal. Join us and learn how to flood-proof your strategy before you even buy.

INTRODUCING THE REAL DEAL:
Lift, Shift, Reno and Subdivide (Lynda Kelly)

690m2, NGZ, Margate, Moreton Bay Regional Council, Queensland

Stepping into a new region as a property developer can feel like starting from scratch. You lose your trusted team and suddenly you’re relying on unfamiliar consultants, trades, and advice. Sounds manageable until it’s not and it all goes sideways.

That’s what happened Lynda Kelly. After moving into a new area, her consulting crew had to be rebuilt. The first Town Planner? Gave poor advice and delivered a less appealing approval with high. The Civil Engineer overdesigned the sewer plan and wasn’t interested in negotiating with her or Unity Water. The builder, one of four tendered and the last one standing. Young, talented, but inexperienced in business. Four months over schedule… then into liquidation when Lynda sought Liquidated Damages. The house raise did not go to plan and provides more learnings to share.

The project was a battle of bad advice, inflated costs, delays, damage and risk coming from all angles. The kind of experience that can wipe out a margin and push even experienced developers to the edge.

Instead of walking away, Lynda found ways to fight back and win. With a smart approach to negotiation, a strong eye for solutions and design teamed with the resilience to navigate chaos, Lynda not only salvaged the project, but came out of it with battle-tested insights every developer needs to hear.

At this month’s Property Developer Network Meetup, Lynda will walk you through:
-Red flags for poor-performing consultants early
-Negotiation skills to push back on over-engineered solutions
-What to do when your consultants or builder goes off track or under
-How to rebuild your team in a new region without getting burned

This isn’t theory. It’s boots-on-the-ground experience from someone who took the hits and is here to help you avoid them.

If you’ve ever said, “It won’t happen to me” this session is for you.

Come and learn how to protect your project, your profits, and your peace of mind.

Join us for this event and progress your property journey forward in our very unique Mastermind process!

See you all soon!
