You’ll sharpen your skills through hands-on exercises and real-life examples. We’ll cover the valuation techniques that professionals use, including how to calculate the after-repair value using MLS and other tools. Seen a distressed property and thought, "That would be a good flip"? Bring in those addresses for live analysis as we break down the numbers and see if it has potential. All properties shared are confidential, and you can trust that everyone in the room respects your privacy and investment opportunities. All real estate agents and wholesalers are welcome.
Cost of Entry:
To keep this event hands-on and collaborative, we’re asking each attendee to bring an address of a property in San Diego that you think might have flip potential. If you're coming just to observe and learn—no problem! The cost is $10 at the door. Food and beverage provided.

Matt Floyd
Matt grew up in a small town in Wisconsin and graduated from Beloit College in 2013. He has lived in Spain, Boston, St. Maarten in the Caribbean, and now San Diego and started investing remotely in multi-family properties in Wisconsin in 2018. Since then he's focused on growing a short term rental portfolio with 7 properties in Nashville, Scottsdale, Wisconsin and San Diego. He met his business partner, Craig Gerulski, at a real estate meetup in San Diego and they combined their knowledge to start a property management business at the end of 2019. After persevering through some initial struggles during Covid, they have now built a 7 figure business, left their W-2 jobs, and plan to leverage their hospitality expertise to acquire hotels around the country.

Craig graduated from Purdue University with an engineering degree in 2014. While working in San Diego as an engineer, he founded his short-term rental business in 2019 and 3X his salary with the cash flow from his rentals in just 3 years. He left his W2 in March 2023 and is financially free. He personally owns 6 short term rental properties in San Diego, Nashville, and Scottsdale. He founded a rental arbitrage and short-term rental management company with Matt Floyd in 2020. That company currently has 5 rental arbitrage units and 18 other properties under management. He spends a couple hours a week running the business compared to spending 40-50 hours a week working as an engineer. Talk about time freedom! His focus now is to keep expanding his personal short-term rental portfolio, take on new management clients, and purchase a boutique hotel by the end of the year.
