**What you'll learn**
Thinking about buying property in the Czech Republic? Whether you’re just exploring the idea or ready to take the next step, this session will help you understand how the system works and how to navigate it with confidence.
Join us for an evening designed mostly for expats, starting with a short founder talk on the story behind Finaram and why simplifying mortgages for foreigners matters today. We’ll then break down the current real estate market, walk you through the key steps of the buying process, and share what you should (and shouldn’t) be asking when dealing with agents, banks, and sellers.
**Why attend:**
* Get a realistic view of the Czech property market in 2026
* Understand the full buying process step by step
* Learn how to avoid common mistakes when dealing with agents
* Ask your questions directly to experienced professionals
**Event Schedule**
18:00 - Doors open
18:30-18:50 – Founder intro (Sergei Kavaleryan): the story behind Finaram
18:50-20:00 – Advisor talk (Robin Petrásek): how mortgages work in the Czech Republic
20:00-20:15 – Q&A
20:15-21:00 – Networking time (drinks and snacks provided)
**About the Speakers**
**Sergei Kavaleryan** is the founder of Finaram, an online mortgage guidance platform built for professionals and expats in the Czech Republic. He created Finaram after seeing how complex and unclear the mortgage process can be, especially for foreigners navigating a new financial system. Before building Finaram, he explored the market from both a user and analytical perspective, identifying key gaps in transparency, accessibility, and user experience.
Finaram combines data-driven tools with guidance from licensed advisors to help clients understand their options, estimate affordability, and move through the mortgage process with clarity and structure. His focus is on simplifying decision-making and helping people approach property financing in the Czech Republic with confidence.
**Robin Petrásek** is the founder of Expats Finance, a mortgage advisory firm focused exclusively on expats in the Czech Republic. With over 16 years of experience in banking and finance, and more than a decade specializing in expat clients, he has personally helped over 400 foreign buyers successfully secure property financing. His team has arranged more than 2.5 billion CZK in mortgages, with a 100% success rate for clients who moved forward with a purchase.
Robin focuses on making complex mortgage rules clear and helping expats navigate the Czech system with confidence. He collaborates with Finaram as a trusted mortgage advisor for expat clients.

CACAO AND BREATHWORK: DEPTH
There is a wisdom that lives in the sea — in its depth, its movement, its light. In this three-part series, we begin each ceremony with cacao to root into the body, soften, and arrive. From there, breath becomes a doorway into the inner waters — into movement, feeling, release, and deeper contact with what lives within.
Each ceremony explores a different quality of the inner ocean:
Fluidity — trusting the flow of life
Depth — the courage to feel
Luminosity — the light beneath the surface
You are welcome to join the full journey or come to any ceremony individually. Each session is a complete experience on its own, while also forming part of a deeper unfolding process.
DEPTH - This evening is an invitation to reconnect with your emotional depth, meet what is present without avoidance, and access inner strength and resilience.
This practice includes intensive breathwork and cacao.
It is not suitable for those who are pregnant or have epilepsy, glaucoma, serious heart conditions, severe cardiovascular disease, unmanaged severe hypertension, or acute psychiatric disorders.
If you have any health concerns, please reach out in advance so the practice can be adapted safely. If you have food allergies or sensitivities, please also let us know beforehand.
When: Thursdays 9/4, 16/4, 23/4 at 19:00
Price: 450 CZK per ceremony / 1100 CZK full cycle via atmaprague@gmail.com

Filozofická kavárna (Café Philo): přemýšlet a diskutovat
Filozofování o životě a o všem ostatním pro všechny, bez vstupného a bez přihlášky:

Philosophy Seminar: Paths in the Woods
This month we bring you a seminar from the host of Prague's famous Cafe Philo, Albert Hoffman, entitled **“Paths in the Wood”**. In this seminar, we'll be exploring **the later writings of Martin Heidegger** where he explores **our relationship to time, connection to place, and the very question of what it means to exist**.
The relationship between Heidegger and the Black Forest in south-western Germany, the landscape in which he produced many of his most famous works, was one of intense emotional and intellectual intimacy. From the small, three-room cabin–which he affectionately called "die Hütte”-- **the forest becomes a strong metaphor for a way of thinking that moves more slowly and attentively than the technological mindset of modernity.**
Heidegger’s later philosophy shifts away from the technical language of Being and Time toward a more meditative style of thinking. **What does it mean to “dwell”? Why does Heidegger so often write about forests, paths, clearings, and huts? And what might these metaphors reveal about his critique of modern technological society?**
Whether you are new to Heidegger or already familiar with his work, join us for a discussion of how philosophy can help us reconsider our relationship to nature, place, and the way we inhabit the world.

We’ll have tea and light snacks, but please feel free to bring any drink or snack you’d like to share!
This event will be hosted in an apartment with a well-trained dog who will be happy to meet you. If anyone has concerns about dogs, let me know so I can be mindful about keeping her from bothering you.
The buzzer is Everett and Mainous—we’re on the 5th floor, apartment 16.

Drunken
This month's prompt concerns the idea of the “warrior philosopher” (seemed appropriate in these times)--that is someone whose understanding of violence, power, and justice is forged through direct experience of war. We are looking at Major General Smedley D. Butler, a highly decorated U.S. Marine raised in a Quaker (pacifist) tradition who later became a prominent critic of American militarism (there is a wonderful biography of Gen. Butler called "Gangsters of Capitalism")
Butler's argument in *War Is a Racket* (1935): that many U.S. interventions were driven less by national defense than by corporate and financial interests, with Butler portraying himself as an enforcer for business and Wall Street. We can consider the moral ambiguity of his insider critique—whether complicity strengthens or undermines credibility and also consider some of the concrete reforms he proposed (e.g., “conscript” capital before soldiers, restrict the military to coastal defense, and have only those who fight decide on war).
Butler’s life arc clearly changed from pacifist upbringing to warrior to antiwar crusader—and asks whether true understanding of peace requires firsthand knowledge of war, and what that implies about the cost of suffering. So do we need to suffer to understand suffering? Do we have to experience war to appreciate peace? As one more question: in the movie "A Few Good Men" Jack Nicholson's character says that "you have the luxury of not knowing what I know" so do most of us go through life oblivious to real violence and suffering? See you at Drunken Philosophy!

Hike Gertrude S. Lawrence Hoover Nature Preserve near Galena
This trail is a meandering path through the woods. There will be some overlooks and a couple stops at the creek as well as time along a waterway. It will not be a fast paced hike. There is some elevation change and uneven terrain. I will be using poles just to be safe! Will aim to get in about three miles.
Optional lunch after if there is an interest.
