**INTRODUCING THE INDUSTRY EXPERT:**
*Get Council Onside From Day One! SUHO (Alison Fenton)*
You’ve got a great site. The numbers stack. You’re ready to push ahead.
Then council hits you with Environmentally Sustainable Design requirements you didn’t fully see coming.
Different rules. Different reports. Different expectations depending on the council.
Suddenly, what should be a straightforward planning approval turns into a maze of consultants, conflicting advice, and delays.
Now you’re scrambling.
Plans need to be reworked. Reports need to be redone. Costs start creeping up.
And worst of all? Time blows out… putting your entire deal at risk.
If that sounds familiar, you’re not alone.
This is exactly where most mum-and-dad developers get caught.
They bring in ESD too late.
They assume one report will cover everything.
They miss simple, low-cost wins that councils are actually looking for.
And it ends up costing them time, money, and momentum.
That’s why we’ve brought in **Alison Fenton** from **SUHO**.
In her session:
You will learn how to cut through the noise and get this right from the start.
So instead of delays and redesigns… you get smoother approvals and faster progress to building.
Here’s what she’ll break down for you:
• How to integrate ESD early (and why it changes everything)
• Exactly what reports your site needs and what it doesn’t
• The 10 Key Sustainable Development Categories and the easy wins most developers miss
• How to align planning approval with your building permit from day one
Walk away knowing how to simplify ESD, avoid costly mistakes, and keep your project moving forward.
Because the developers who get this right?
They don’t just get approvals faster.
They build better projects and keep control of their deals.
**INTRODUCING THE REAL DEAL:**
*1 Into 4 Townhouses (Vijay Ramasundaram)*
*720m2, Glenroy, Victoria*
One Site. Four Townhouses. Maximum Upside.
You’ve found a site that works. The numbers stack up. You’ve got a clear plan… maybe a simple 1 into 2. Safe. Straightforward.
Then reality kicks in.
The market shifts. Feasibilities change. What once looked like a solid deal suddenly feels like it’s leaving money on the table.
If you’ve been there, you’re not alone.
That’s exactly what **Vijay Ramasundaram** faced on this project. The difference? He didn’t lock himself into the original plan. He stayed flexible, reassessed the numbers, and adapted his strategy to suit the market.
What started as a conservative approach evolved into a 1 into 4 townhouse development unlocking the site’s full potential with multiple exit strategies built in from day one.
In this session, Vijay will walk you through:
• How to secure a site with a clear strategy while keeping your options open
• Why avoiding emotional attachment to your first plan can dramatically improve your outcome
• Reassessing feasibility as market conditions shift
• Turning a “good” deal into a great one by maximising the site’s flexibility
If you’ve ever wondered whether you’re getting the most out of your site, this is the session that will challenge how you think about your next deal.
Practical. Strategic. Focused on real outcomes.
Don’t miss this Real Deal session.
This is your chance to talk property with other enthusiasts!
See you all soon!

**Frequently Asked Questions... 🕵️♂️**
**Won't everyone else already know each other?**
The only people who know each other are the Dungeon Masters leading each table. We don't allow groups to attend these nights, so at most there is a duo coming who already know each other. Everyone and you are super new to this.
**Will I be the only girl at the event?**
No, our events are generally 3:1 ratio, most tables I have seen are 2 girls and 4 guys. no promises on any individual night, but you'll find it doesn't impact your enjoyment.
**I'm worried I might slow everyone else down?**
Not true, pre-filled character sheets take much of the guess work out of learning the game, and the GMs have all taught tens to hundreds of people this game.
*The only thing you'll want to remember is the "D20", a twenty sided dice is always used to resolve actions, whether it's picking a pocket, striking a wicked goblin or recalling history on a forgotten ruin.*
*Ok, your basically ready now. seriously.*
Don't believe me? Come and find out for yourself.
**I'm worried I might be too old/too young for this?**
so here's what you'll want to know. we usually see attendees anywhere from 19-49 years of age.
normally it's 25-35ish as we often curate out events for young professionals and established professionals working locally.
But I'll say this: if you get along with a mature audience of respectful people who can collaborate together - you're in for a good time.

If at any point you have concerns or feel uncomfortable
about any group member, please notify one of the organisers.
**For the purposes of not overwhelming attendees, we will be capping RSVPs at 50 people maximum. If you have RSVP’d and can no longer attend, please cancel your booking, to allow others to attend. Game Dev Working Session (Tysons-Pimmit VA Library Conference Room)
**Location**: Tysons-Pimmit Regional Library (Virginia) Conference Room
A game development **Working Session** involves 3 key parts:
1. Tell people what you're going to do
2. Actually do stuff
3. Show people what you did
That's what we'll be doing for this meeting. We'll briefly tell each other what we're going to do, then work on our projects, then at around 5:30 wrap up to show each other what we did and chat for a bit.
You don't have to stay the whole time, so feel free to drop in and out as you have time.
All game development skill levels welcome. Whether you're bringing a game you're trying to ship in a month, or you're just planning on following some tutorials or trying out a new tool to improve your skills, use this time to make progress.
Working sessions also train you to think about the scope of your work: pick a chunk of work that you can complete in the time that we have. That way you can end the working session with a feeling of accomplishment!
**What to bring**: Laptop, Charger, maybe a power strip if you have one handy, any other game development tools you need. Try to download any software you need before the working session. There is Wifi at this location, but it may be slow if you have to download any large files.
NOVA Brain Computing — DC's Only Community at the Brain–Machine Frontier
**The Neural Revolution Is Happening Right Now — Are You Plugged In?**
Imagine typing with your thoughts. Steering a robotic limb with a neural signal. Lifting depression by stimulating a single brain circuit. Loading a skill straight into memory.
This isn't science fiction. It's happening in labs, clinics, and startups around the world — and the DC region, home to NIH, the BRAIN Initiative, and DARPA's neural-interface programs, is one of the places it's being funded and built.
**This Event Is for You If…**
* ✅ You're a **technologist** curious about the computing paradigm beyond screens and keyboards
* ✅ You work in **healthcare** and want to see how neural interfaces will reshape patient care
* ✅ You're an **entrepreneur** hunting the next real opportunity in deep tech
* ✅ You're a **researcher** looking to plug into the broader BCI ecosystem
* ✅ You're simply **fascinated** by where neuroscience and technology collide
* ✅ You **missed our last meetup** and want to reconnect with the community
**Why That List Makes Us Unique in DC**
Read it again. A technologist, a clinician, a founder, a researcher, and the merely curious — in the same room, on the same afternoon.
That mix is the whole point, and it's what no other event in the region offers. Neuroscience conferences are built for neuroscientists. AI meetups are built for engineers. Healthcare summits are built for clinicians. Each one serves a single silo.
Brain computing doesn't live in any one of those silos — it lives in the overlap. So we built the one community in DC dedicated to that overlap: a place where the person decoding neural signals can talk to the person who'll commercialize the device, who can talk to the clinician who'll put it in front of a patient.
**What You'll Walk Away With**
This isn't just another tech meetup. Because of who's in the room, you get:
* **Frontline insight** from people actively decoding neural signals
* **Direct access** to the scientists, engineers, and founders pushing BCI forward — not a panel behind a rope line
* **Hands-on work** with real neural data and BCI systems
* **Career connections** in one of the fastest-growing fields in tech
* **First looks** at breakthrough research before it reaches mainstream media
**The Stakes Are Real**
We're at an inflection point. The next decade decides whether brain-computer interfaces *expand* human potential or *deepen* inequality — whether they're built in the open or behind closed doors, whether the benefits are shared or hoarded.
Your voice, your expertise, your perspective shapes which future we get.
**Join the Minds Shaping Tomorrow**
This is your entry point into the neural-interface revolution — your chance to stand alongside the researchers reading neural code, the engineers building the interfaces, the clinicians treating patients, and the founders bringing it all to market.
**Saturday, June 13 · 12:00–3:00 PM** isn't just a meetup. It's the one place in DC where all of those people come together around brain computing.
**Come curious. Leave connected. Return transformed.**
Because the future of human-computer interaction isn't happening *to* you — it's happening *with* you.

AI Meetup (June): Secure AI Agents
Important: Register on [AICamp website](https://www.aicamp.ai/event/eventdetails/W2026061814) is required for admission.
**Description:**
Welcome to the AI meetup in Washington DC. Join us for deep dive tech talks on AI, GenAI, LLMs and Agents, hands-on experiences on code labs, workshops, and networking with speakers and fellow developers.
**Agenda:**
\* 5:30pm\~6:00pm: Checkin, Food/drink and networking
\* 6:00pm\~8:00pm: Tech talks and Q&A
\* 8:00pm: Happy Hour at Courthouse Social (cross the street)
**Tech Talk: Secure Developer Environments in the Age of AI Agents**
**Speaker:** Patrick Brown (Coder)
**Abstract:** Federal engineering teams are under pressure to ship faster while meeting some of the most demanding security and compliance requirements in the world. In this talk, Patrick Brown of Coder explores how cloud development environments (CDEs) give agencies a foundation to accelerate software delivery without sacrificing control — and why that foundation matters even more as AI-powered coding agents enter the workflow. He'll cover how CDEs keep source code off endpoints, enforce zero-trust access patterns, and provide the consistent, ephemeral infrastructure that both human developers and AI agents need to operate safely at scale.
