Speaker Robert Benenate

Robert is a New Orleans native with more than 40 years of experience in construction, renovation, and property management. Over the course of his career, he has overseen projects ranging from a $1.7M, 72-unit condo conversion to managing the delivery and setup of more than 100 mobile homes in a single year. His leadership roles have included serving as Regional Vice President of Development and Management for a $100M, 600-unit portfolio, where he drove remarkable growth by nearly doubling its value. He has also managed multifamily portfolios of up to 7,000 units across six states, directing teams in maintenance, construction, and operations.

Today, Robert serves as Senior Infill Project Manager for Open Door Capital/Open Management, where he manages 22 mobile home parks across eight states. In just 2025, he successfully coordinated the placement of over 100 new homes nationwide, boosting community value through infill, rehabilitation, and capital improvement initiatives. Alongside his corporate role, Robert is also a hands-on investor, with ownership stakes in 1,454 storage units, multiple mobile home parks totaling 216 units, and a portfolio of residential rentals in Greater New Orleans and South Mississippi. He is also a limited partner in 1,287 multifamily units, giving him active exposure across multiple asset classes.

Robert’s real estate journey began humbly when he flipped a Katrina-damaged property and house-hacked his way into multifamily ownership. That ground-up experience, combined with decades of construction and management expertise, gives him a unique perspective on scaling investments and solving complex real estate challenges. His passion for building and revitalizing communities has made him a respected leader in both local and national investor circles.
