Dirt to Dollars: How to Get Started in New Construction - Online Workshop
·OnlineOnlineIf you've ever had the thought, "I'm having so much trouble finding a deal that I should just BUILD one," spend the day learning about the challenges and rewards of breaking into new construction.
** REGISTRATION AT KREIA.COM REQUIRED **
Saturday, July 25th, 9 a.m. - 3 p.m. Eastern Time - ONLINE
Dirt to Dollars: How (and WHY) to Get Started in New Construction
With Lionel Finley
There's a market problem we're all trying to solve:- Existing homes are more expensive than they've ever been
- Good deals on rehabs are harder to find
- Competition for profitable rentals is fierce.
Which is why more and more investors are starting to ask a question they never thought they'd ask:
"Should I just build, instead?"
New construction isn't just for large developers anymore.
It's becoming a realistic path for investors who want to create exactly the product today's buyers and tenants are looking for instead of competing over yesterday's inventory.
But there are obvious challenges:
Building isn't just buying dirt and hiring a contractor.
One mistake in selecting land, budgeting, permitting, financing, or managing the project can erase your profit before construction even begins.
Aaaaand... that's why we're bringing you this full-day online workshop, so you can understand the challenges and rewards, the tips and tricks, and the dos and don'ts of building YOUR next rental or flip.

Lionel Finley is a licensed General Contractor, entrepreneur, Realtor, and experienced real estate investor who will walk you what the process looks like — from finding the right lot to deciding whether to build to sell or build to hold.
Whether you're brand new to construction or simply wondering whether it's the right next step for your investing business, you'll leave with a practical roadmap for getting started in new construction.
You'll learn:- Why new construction is becoming more attractive in today's market
- How to evaluate markets and identify high-demand locations
- How to choose between raw land and teardown opportunities
- When the numbers actually make sense to build to rent, and to build for resale.
- Construction financing options, including construction loans, hard money, private money, and creative financing
- How to build realistic budgets that include both hard and soft costs
- How to assemble the right construction team
- The stages of construction from permitting through final finishes
- How to control timelines and reduce costly delays
- Ways to add value with smart features and energy-efficient design
- Exit strategies for building to sell, long-term rentals, mid-term rentals, and short-term rentals
- How investors scale from single-family projects to larger developments

Location not specified yetInvestor Matt Baer hosts at his latest house rehab, located in a historic district in New Albany, Indiana. KREIA members, join us for a tour, a look at the numbers, and a free lunch.
How did he find the deal? How much did he pay to acquire it? How much did he spend on the rehab? How does he expect to profit? Find out all this and more at KREIA's next L.O.T.S. event!
Stay tuned for more information about this event. This event is for active KREIA members only. We're not posting attendance limits on this live event, but we are bringing only 40 box lunches. So, if you want to lock in your free lunch, please register now and arrive by noon on L.O.T.S. Tuesday.
What's the address? If you're an active KREIA member planning to attend, make sure you're logged in at your account at KREIA.com, then activate that registration button for this L.O.T.S. event. You'll then see the address of the property, plus a map link. After you're registered for L.O.T.S., you can revisit the page at any time, up to the date of the event, and see the address and map link (you'll need to be logged in).
What is L.O.T.S.? It's where we Learn On The Site. Once a month, from January to October, on the Tuesday following our main meeting, one of our active rehabbers in KREIA hosts an open house on his or her current project for other members to walk through and inspect. The house could be one that's just received its final polish or one that is still undergoing repairs.
Attending L.O.T.S. is like going behind the scenes of your favorite house-flipping TV show, except that the rehab numbers are real, the rehabber is probably someone you know, and the house is one that's in your own backyard here in Louisville — not somewhere in California or the East Coast. With L.O.T.S. you're getting a firsthand look at what's working for other rehabbers in your very own market!
See you on the site — if you're a member. And if you're not a member, join now! L.O.T.S. events alone are worth KREIA's membership fee. Wouldn't you pay $125 to get access to 10 live house-rehabbing workshops, lunch included, where you get to examine everything about the house and quiz the rehabbers on their design choices? It'd be a steal, and L.O.T.S. is just one of the benefits of joining KREIA!
