What is Dallas Urbanists?
We are an advocacy group in Dallas, Texas composed of people who care about making our city a better place to live, work, and play for everybody. Our group aligns with the New Urbanism movement, and we are an instance of what Strong Towns calls a "Local Conversation", whose purpose is to connect nearby, like-minded advocates to put Strong Towns ideas into action where we live.

Far North Dallas HLC: How Pre-Approved Plans Add Housing Density With Character

---A hyperlocal conversation is a neighborhood-specific monthly gathering where neighbors explore ways to improve walkability where we live. This month in Far North Dallas, our guest speaker Jim Kumon with Neighborhood Evolution will talk with us about pre-approved plans, an empowering way for single-family neighborhoods to add gentle density while preserving neighborhood character.
This month's discussion builds upon last month's conversation about missing middle housing. By proactively bringing the community together to curate a pattern book of acceptable construction designs before developers come knocking, everyone wins:
- Preservationists win because there is more incentive to either restore/retrofit old homes (that already fit vernacular of community-led pattern book) or match the style of old homes with new builds using pre-approved plans.
- Existing homeowners win because new housing is far less likely to "stick out" in ways they didn't expect when they first moved into neighborhood.
- Small-scale developers win because they save money and time on bespoke designs, rezoning cases, and permitting hurdles. Why reinvent wheel (er, house) when you have a pattern book of designs pre-approved by neighbors and planning commissioners alike?
- The city as a whole wins by gaining new affordable housing stock in high opportunity areas.

Bimonthly Urbanists Mixer, September
