Most investors have money they forgot they could use.
An old 401(k) from a job you left. An IRA sitting in index funds since 2019. A Roth you opened and never touched. That money can buy a house, fund a note, or back an earnest money deposit, and most people never find out.
The second half of the day matters even more. Every person in your network with a retirement account is a possible lender. Learning how that works is how you stop competing for the same bank money as everybody else.

The 3:00 session works better with something real in the room. Bring one you are looking at, or one you passed on and still think about.
THE THING PEOPLE GET WRONG
"My account is too small for this." Daniel has an example of a $500 earnest money deposit that turned into $125,000 by picking up an option and finding a buyer. Small accounts are the ones that gain the most from knowing the rules.
Why a Friday: the people who can get away midweek are usually self employed or recently out of a job, which is exactly who has a rollover sitting idle.
