This was the best deal we’ve seen in Toronto in 20 years. We’re not exaggerating. **\~6% cap.** **\~$11,000/month in rent.** **\~$2,500/month cashflow.** These are the kind of numbers you expect in Hamilton or Kitchener… not in Toronto. But that’s not even the interesting part. Most people would look at this deal and think: **“This looks good… but I’m not sure what I’m missing.”** And they’d be right to think that. **=== What was actually going on under the surface ===** This wasn’t a clean deal. Not even close. * Power of Sale – Seller wasn’t even the owner… it was the lender. * No representations or warranties – all protective clauses crossed out. * Open permits from a major renovation. * Legally a duplex… not a 5plex. * Potential HST exposure that could’ve led to a $250k bill. * Banks didn’t want to finance it as a residential mortgage. * The original buyer backed out 24 hours before the deal would have died – forcing a full restructure under serious time pressure. * We had to restructure the deal as an assignment to keep control, with other buyers waiting in the wings. **=== The part most people miss ===** Anyone can buy a property. The purpose of the group, based on the book The Artist's Way by Julia Cameron, is for people to meet and talk about their artistic challenges in any field (painting, writing, music etc.) and encourage each other to break their creative blocks and fulfill themselves in their art.
