This was the best deal we’ve seen in Toronto in 20 years. We’re not exaggerating. **\~6% cap.** **\~$11,000/month in rent.** **\~$2,500/month cashflow.** These are the kind of numbers you expect in Hamilton or Kitchener… not in Toronto. But that’s not even the interesting part. Most people would look at this deal and think: **“This looks good… but I’m not sure what I’m missing.”** And they’d be right to think that. **=== What was actually going on under the surface ===** This wasn’t a clean deal. Not even close. * Power of Sale – Seller wasn’t even the owner… it was the lender. * No representations or warranties – all protective clauses crossed out. * Open permits from a major renovation. * Legally a duplex… not a 5plex. * Potential HST exposure that could’ve led to a $250k bill. * Banks didn’t want to finance it as a residential mortgage. * The original buyer backed out 24 hours before the deal would have died – forcing a full restructure under serious time pressure. * We had to restructure the deal as an assignment to keep control, with other buyers waiting in the wings. **=== The part most people miss ===** Anyone can buy a property. Very few people know how to identify what the real risks are… how to mitigate those risks… and how to stick-handle a deal like this. And this is the part that matters. On paper, this looked like a great deal. In reality, this is exactly the kind of situation where people go firm without fully understanding what they’re walking into. * What actually needs to be verified – and what often gets missed. * What risks are real vs. what just looks scary. * What can turn into a very expensive problem later. * What needs to be confirmed BEFORE going firm. **=== What we actually did ===** We didn’t just “analyze a deal.” We went through it piece by piece to make sure our client wasn’t inheriting problems they didn’t even know existed. The Right to Emigrate & The Duty to Stay
Despite the consensus that the right to emigrate is a fundamental right, it is sometimes argued that this right may be overridden by a countervailing duty to stay. Concerned with the impact of the so-called “brain drain”, many liberal political philosophers suggest that the emigration of large numbers of highly qualified people can severely harm their states of origin, and that, consequently, highly qualified professionals have, at least under certain conditions, a duty to stay. In this talk, I argue against the duty to stay. I first present what I take to be the strongest argument in support of a duty to stay: the argument that potential migrants have a duty to stay as part of the general duty of individuals to create and support just institutions. Then, I argue that this argument raises a normative paradox. It seems that the worse the conditions in one’s country of origin are, the stronger one’s duty would be to stay and support the creation of just institutions. And yet, an exit route from bad conditions in one’s state of origin was precisely what was taken to justify the right to emigrate. It seems that the more reasons we would have to recognize someone’s right to migrate, the more reasons we would also have to argue that they have a duty to not migrate. To resolve this paradox, I propose a reconceptualization of the duty to create and support just institutions. I suggest that the paradox arises because of the implicit adoption of a sedentarist and state-centric interpretation of the duty to create and support just institutions. I argue, firstly, that the duty to support just institutions can be considered to justify not only staying in one’s country, but also leaving that country. Secondly, I suggest that the duty to support just institutions is not necessarily limited to the support of state-level institutions. Last, I hold that the duty to create and support just institutions is sometimes compatible with breaking ties with one’s state of origin, and that each person is the best judge of whether this applies in their own case. Her research is on the political philosophy of migration, with a focus on the intersections between mobility and migration. She is also interested in democratic theory, feminist philosophy, and philosophy of law. In the centre of Toronto are several Glen places: Glencairn, Glen Park, Glen Long, and Glen Grove. However, there are no actual glens. Just quiet suburban houses. This hike will take in these neighbourhoods and the two minor food streets there: Marlee Ave and Dufferin St. The majority of the residents are of Italian and Portuguese descent, and it's reflected in the eateries in the area. We'll pass by Italian supermakets, cafes, and an old stalwart for frozen meals. Strangely, there are no great Italian restaurants here, so we'll end at either an authentic Colombian restaurant or a greasy Greek fast food joint. Join us for an hour of writing! We’ve discovered that it’s strikingly helpful to write with other writers. See if it’s true for you at 7:00pm on Wednesday, April 22 at Streetlight Guild. Be it a book, blog, script, essay, dissertation, resume, melody, poem or just plain work stuff, you are invited to write it with us. No one will see what you've written or give you unsolicited advice. Instead of just thinking about writing, come and get some real writing done. **SCHEDULE:** 6:45ish - Quick introductions 7:00 - Timer starts: write for 1 hour 8:00 - The End **OPTIONAL SOCIALIZING** happens before and after the writing hour. Writing is very solitary. Connecting (and sometimes even commiserating) with other writers is a cool thing. **BEING LATE IS OKAY:** just show up and get settled!
