š”šæ THE BRIDLE PATH (DRAKEāS MANSION) & EDWARDS GARDENS WALK šæš”
š”šæ **THE BRIDLE PATH (DRAKEāS MANSION) & EDWARDS GARDENS WALK** šæš”
Luxury Streets, Hidden Trails & A Garden Escape
Some parts of Toronto feel like a completely different world ā and this walk takes you right through them.
Join us for a social walk through The Bridle Path, one of the most exclusive and wealthiest neighbourhoods in the city ā known for its massive estates, gated homes, and quiet, tree-lined streets.
This is where celebrities and icons have lived, including Drake and the late Gordon Lightfoot. Itās the kind of area where the houses donāt just impress ā they *shock*.
From there, weāll shift into nature and make our way toward Edwards Gardens, where things slow down with flowers, pathways, and a peaceful break in the middle of the walk.
This is not a formal tour.
Itās a social walk ā a mix of city curiosity, nature, and good conversation.

From there, weāll head toward Edwards Gardens, where weāll take about a 30-minute break to relax, explore, and enjoy the flowers.
After the break, weāll continue along parts of the Don River trail, finishing near Eglinton & Don Mills.
For those who want, we can grab something casual afterward at Tim Hortons or McDonald's. āš
Youāre welcome to join or head out whenever you like.
\*\*\*
**š¦ļø Weather & Expectations**
This walk happens rain or shine.
Please come prepared for the weather and wear comfortable walking shoes.
The route is moderate and includes a mix of neighbourhood streets and park trails.
Also ā this is NOT a guided or historical tour. Iāll share bits of context casually, but the focus is on being social and enjoying the walk.

Riverdale Park - Outdoor Sports and Chill
Hello hello,
Last week the weather had other plans. This week, I am trying.
Weather permitting, I'll update if the forecast turns on us again. Here's hoping it doesn't.
We're claiming a patch of park like it's ours (it's not) for an afternoon of games, sports, and the kind of low-stakes chaos that happens when you put people in sunlight. Frisbee, volleyball, ball sports, some other games here and there.
Meetup Spot: Riverdale park East. https://maps.app.goo.gl/MvZvbJy7C9KNGKP88
(I may update the location depending upon free patch of land for us)
**Bring:** Any outdoor games / Sports you would like to play, water (Or beeršŗ), snacks, and a blanket to relax after the cardio.
I'll bring a frisbee and volleyball.
*See you on the hill. āļø*

Central Ohio Chapter Meeting
IN PERSON IN COLUMBUS
How I Get Private Lenders and Partners to Fund My Deals
If you canāt fund it, you donāt have a deal.
And right now, funding is where more investors are getting stuck.
Private lenders are more cautious.
Partners are asking better questions.
And deals that look good on paper still fall apart when the money doesnāt show up.
Thatās why weāre bringing in a panel of investors who are actually getting their deals funded right now.
Youāll hear how theyāre finding money, structuring deals, and building relationships that lead to repeat funding.
Hereās what youāll learn:
* Where theyāre finding private lenders today
* How they start conversations that lead to funding
* What makes lenders and partners say YES
* How they structure deals to be fundable
* The biggest mistakes investors make when raising money
* How to build repeat funding relationships
**Early Session (6:00ā7:00 PM Eastern):**

Nicholas Brenner will walk you through programs designed to help rapidly rehouse tenants, including financial support that can stabilize your rentals.

Why Real Estate Investors Should Become Licensed Agents (And When Not To)
REGISTER HERE: [SIGN UP TODAY](https://link.elitereimm.com/widget/form/mUCJcb9LFDGoPqRg82jP?am_id=debbie4540)
Should a real estate investor get a real estate license? Sometimes itās a massive advantage⦠and sometimes it can complicate your business if you donāt know what youāre walking into.
In this training, weāll cut through the āagents vs investorsā drama and focus on one thing: **what makes you more money and gives you more leverage**.
Youāll learn:
* **When being licensed helps investors win** (better access, better data, better terms, better deal flow)
* How investors use a license to **create extra profit centers** (commissions, referrals, listings, buyer rep, property management pathways)
* The truth about **MLS access, pocket listings, and being first to the good deals**
* How licensing impacts **wholesaling, double-closing, assignments, and disclosures**
* What brokerages donāt tell you: **fees, splits, compliance, and time requirements**
* When itās smarter to **partner with an agent** instead of becoming one
* A simple decision framework: **licensed vs partnered vs hybrid model**
Youāll walk out knowing whether licensing fits your goalsāand if it does, the cleanest path to do it without slowing down your investing.

Columbus Comedy Improv Meetup at Gresso's!
Whether you've never done improv before, or you've done it for so long you knew Del Close on a personal level, or anywhere in between, come join us! Swing by *Gresso's* for the **Columbus Improv Comedy Meetup** for some fun and games!
The idea behind improv is to create entire scenes from scratch based on a suggestion from the audience. This can be done in game form, like *Whose Line Is It Anyway*, *ComedySportz*, or *Wild 'n Out*; it could also be done to tell stories, like *Middleditch and Schwartz*. Our meetup, which is central Ohio's longest running (and free!) weekly comedy event, brings the games (and occasionally different forms) for you to play in a safe, supportive, and compassionate environment. Not only is it a lot of fun, but you get to work on thinking faster on your feet, plus it's an excellent way to meet new people and make friendships that'll last a lifetime!
Ask yourself if you want to join the **Columbus Improv Comedy Meetup**, and say "Yes, And" that you'll have fun!
