    Pick your cliche, but almost ALL successful investors have and follow a written plan. This session is for you if you've never written a plan, if you've written business plans for other businesses, but not real estate, if you've written a plan before, but it needs an overhaul.

    This session is one of the most needed, because it creates the foundation for where and how all the other fundamentals fall into place.

    Analyzing Deals and Finding Deals are the absolute bread and butter of this business, and are skills you need to develop, because you will use them EVERY DAY. There are lots of ways to do both, which mean there are a lot of potential rabbit holes to go down that take you nowhere. It takes time to learn the correct formulas, the correct resources to find accurate numbers, as well as practice, discipline, and, most importantly, YOUR plan and your strategies to achieve the results that you want.

    Rehabbing costs will likely be your biggest out of pocket expense, and it comes into play throughout your investing career, and no matter what investment strategy you use. In some cases, your rehab expenses might even be MORE than what you pay for a property. You cannot know too much, have too many resources, or have too many good contractors on your team.

    This session will be focused on helping you create a framework and an efficient system for accurately estimating your rehab projects. During this fast paced session, we'll focus on some of the fundamentals that are often overlooked or under utilized by the average investor. It never ceases to amaze me as to how unprepared most investors are when it comes to this part of the business.

  • Lunch 'n Learn: Learn How to Find and Analyze Hyper-Local Markets

    A KEY element of Deal Analysis is the ability to know and quickly learn about the local market that the deal is in.

    March is a great month to review the current market, inventory, and trends within individual local markets. During this session, I'll provide local market reports used by all the industry professionals. We'll look at market reports relative to the inventory on the market on Saturday, and give an overview on how best to quickly evaluate markets that you might not be familiar with.

    Banks are very motivated sellers. Their business is holding mortgages, not actual brick and mortar.
    They absolutely HATE the idea of paying money out of pocket for taxes, maintenance, insurance, and utilities. They are very anxious to move these non-performing assets off their books with a quick sale.
    During this session, we'll cover the procedures, protocols, and requirements unique to purchasing Bank Owned properties. During this session, we'll put our analysis skills into action, and take a look at actual Bank Owned Properties that are actively for sale as of the morning of this MeetUp. We'll look at the newest listings, and maybe some others that have been overlooked by other investors, but are still viable, and we'll look at a couple other ways to creatively secure Bank Owned properties that the average investor doesn't know about. We’ll provide you with a REALISTIC picture of what it takes to purchase properties from a bank. Don't miss this one!
