SJREIA (South Jersey Real Estate Investors Association) is a networking and education real estate investing association with over 850 members. Our members are full-time and part-time investors, beginning to advanced investors -- people like yourself looking to learn and/or grow your business and enjoy the many benefits of real estate investing.

    🔶 TOPIC: What Still Works (and What Doesn't) for Investors
    Presentation by Sharyn Mancini

    Sharyn has been in the real estate business for 20 years and has worked as a seller finance specialist, rehabber, wholesaler, and now focuses primarily on acquiring rehab projects through her company Sharyn Buys Houses. In 2024 she began a unique real estate investing and development company focused on green initiatives in rehab projects and new builds.

    A portion of her expertise is in wholesaling lease options; assigning terms contracts instead of the standard cash deal. Sharyn negotiates lease option agreements with motivated home sellers and then assigns the contract to an end retail buyer. She is also in the midst of building her rental portfolio, utilizing seller finance.

    She is a licensed Realtor in NJ and PA and prides herself in offering multiple solutions to sellers and buying either cash for a quick closing, on terms for the maximum net price, or staging and listing the house to offer to regular retail buyers.

    Sharyn also works as a senior volunteer in dog rescue as well as enjoys hiking, yoga, reading, healthy eating, and spending time with her family.

    MISSION STATEMENT: SJREIA's Women Real Estate Investors Focus Group supports women in increasing their income and wealth through real estate investing. We support women in living financially free lives while balancing family, self-care, and charity. Our meetings are meant to empower women through networking in education to reach their financial and personal goals.

    Wholesaling Leader Stephen Chatto

    Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He decided to fully commit to real estate full time wholesaling to sustainably meet financial obligations and obtain more properties.

    Over time, Stephen’s expertise in the real estate market evolved from wholesaling to purchasing multiple rental portfolios using the BRRR strategy, and most recently pursuits in private lending for truly passive income. Wholesaling has made him his own boss and he wants others to experience the same freedom. He has run SJREIA’s Wholesaling Subgroup since 2016.

    Roland is a real estate wholesaler and a man of faith with a beautiful wife and 3 fantastic grown children. After much prayer for alternative ways to increase his income during his 17 years in corporate American, where he maxed his income as a performance engineering IT computer consultant, Roland discovered real estate wholesaling. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.

    Roland has been blessed with the ability to replace and exceed his corporate income enabling him to be a full-time real estate wholesaler for the past 2 years. In addition to his love of winning in the wholesale arena, Roland also has a passion for teaching new wholesalers and helping them to achieve their own success. Roland believes in being a blessing to motivated sellers, serious cash buyers and anyone willing to learn and work as a real estate wholesaler in order to be a positive impact in the lives of others.

    Dave grew up in Philly and currently lives in South Jersey, He has been a Real Estate Investor and Realtor in the Philadelphia, Phila Suburbs & the South Jersey markets for the last 18 years. He transitioned out of owning a successful Painting company that he started when he was 23 where he learned a lot about construction and construction management.     Appraisals vs BPO (Broker's Price Opinion)

    In today's world of Real Estate Investing many Homeowners and Investors turn to a Licensed Real Estate Agents or Brokers for a BPO (Broker's Price Opinion) to determine Fair Market Value of Real Estate.

    Key Distinctions in New Jersey:

    • Legal Definition: The New Jersey Division of Consumer Affairs advises that a BPO acts as an appraisal under state law, meaning it can technically be considered the unlicensed practice of appraising unless performed by a licensed appraiser or under specific exemptions.
    • Purpose: BPOs are generally used for non-lending purposes like setting a listing price, short sales, or REO (foreclosure) valuation. Appraisals are required for determining fair market value for a number of reasons including but not limited to: After Repair Values (ARV) Mortgage Underwriting, Legal Proceedings, Estate Planning and Taxation purposes.
    • Accuracy & Detail: Appraisals are far more detailed, adhering to the Uniform Standards of Professional Appraisal Practice (USPAP), while BPOs are often faster and less comprehensive
    • Usage Limitations: LendingTree reports that federal law prohibits using a BPO in place of a formal appraisal for mortgage loans or HELOCs

    1. Certified Appraiser (The "Valuation Specialist")
    A Certified Appraiser is a state-licensed professional who has completed thousands of hours of training specifically focused on the science of valuation.
    The "Lender's Eyes": They work for the bank, not the buyer or seller. Their job is to ensure the house is sufficient collateral for a loan.

    2. Licensed Realtor (The "Market Strategist")
    A Realtor’s valuation—usually called a Comparative Market Analysis (CMA) or Broker Price Opinion (BPO)—is based on their experience with what people are actually paying.
    Market Nuance: Realtos look at "buyer appeal." They might value a house higher because of a trendy paint color or staging that an appraiser might legally have to ignore.
