Wholesaling Leader Stephen Chatto
Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He decided to fully commit to real estate full time wholesaling to sustainably meet financial obligations and obtain more properties.
Over time, Stephen’s expertise in the real estate market evolved from wholesaling to purchasing multiple rental portfolios using the BRRR strategy, and most recently pursuits in private lending for truly passive income. Wholesaling has made him his own boss and he wants others to experience the same freedom. He has run SJREIA’s Wholesaling Subgroup since 2016.Co-leader Roland Jefferson
Roland is a real estate wholesaler and a man of faith with a beautiful wife and 3 fantastic grown children. After much prayer for alternative ways to increase his income during his 17 years in corporate American, where he maxed his income as a performance engineering IT computer consultant, Roland discovered real estate wholesaling. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.
Roland has been blessed with the ability to replace and exceed his corporate income enabling him to be a full-time real estate wholesaler for the past 2 years. In addition to his love of winning in the wholesale arena, Roland also has a passion for teaching new wholesalers and helping them to achieve their own success. Roland believes in being a blessing to motivated sellers, serious cash buyers and anyone willing to learn and work as a real estate wholesaler in order to be a positive impact in the lives of others.
Meeting the 2nd Thurs every month.Real estate wholesaling is one of the most powerful strategies for investors.
- How does it work?
- How can you get started, and be successful at it?
- If you currently wholesale, how can you find better deals and more profit?

Joel Kraut - Co-Founder & Managing Director Brrrr.com - O 732-851-6900 | C 732-598-0351 | E jkraut@brrrr.com
Operating as a real estate investor from the late 1990’s to 2014, Joel Kraut managed to purchase, renovate, and sell more than 100 houses in the Tri-State area, including the Philadelphia markets of Northern Liberties, Fishtown, Point Breeze, Newbold, etc. As an active investor, Joel Kraut scaled his portfolio to include 144 buildings home to over 1,000 tenants – nearly all of which were acquired within a three year span. Unlike most investors, Joel self-managed his entire portfolio, an experience that now informs much of the internal valuation methodology employed by BrrrrLoans. Throughout the early 2000’s, Joel Kraut built 185 single-family “McMansions” and 61 townhouses throughout the Tri-State area while serving as a partner in a mid-size, New Jersey based general contracting and remodeling company. Given his comprehensive background in completing extensive renovation and construction projects covering everything from fire restoration and vanilla home extensions to ground up construction of vertical condominium buildings and multi-millions dollar homes, Joel Kraut’s track record affords BrrrrLoans the ability to continuously improve its business model and practices by concurrently drawing upon the perspective of a borrower, contractor, and fund manager.
In the wake of the 2006 financial crisis, Joel initiated the liquidation of his real estate portfolio and turned his attention towards private lending. In his capacity as a one-man operation, Joel Kraut participated in the origination, underwriting, and funding of well over 1,000 loans secured by collateral throughout the Tri-State area. In doing so, Joel developed a reputation as the 360 degree solution to privately funding just about every type of property for every type of borrower.
As the Co-Founder and Managing Director of BrrrrLoans, Joel thrives on the day-to-day passion of every Brrrrloan fanatic he encounters.
Joel is a graduate of Pennsylvania State University with a Bachelor’s degree in marketing and a minor in economics. He has an endowed scholarship at the University in his name. Additionally, he was a past proprietary options trader and a member in good standing of six exchanges.
