- Credit card rates and fees (APRs) today average 28%+ as compared to 12% in 2008.
- 30-year fixed rates are at a 23-year high. Shorter term fixed rates, buydowns (2/1), or interest-only loans may be better choices.
- U.S. credit card debt: $1.3 trillion (#1 all-time high for debt & delinquency percentages)
- U.S. auto loans: $1.56 trillion (20,000 car repos per day & 600,000 car repos per month)
- U.S. student loans: $1.8 trillion (500,000 borrowers out of 43.5 million borrowers, a 1.15% payment rate, were paying prior to the 10/1/23 student loan payment restart date).
Unpaid Credit Card Balance Risks
- The average annual percentage rate (APR) for merchant cards, which many holiday shoppers will be using online or at nearby shopping malls, just hit 28.93%. This is a new all-time record, up from 26.72% in 2022, per Bankrate.
Credit Card Payment Example
- Unpaid credit card balance: $20,000
- Interest rate: 28.93%
- Annual interest paid for one year: $5,786 ($20,000 x 28.93%)
- Monthly interest-only payments: $482.17 ($5,786/12 months)
- If the borrower just pays the absolute minimum interest-only payment of $482.17 per month, it will take 41 years and 7 months to pay off the unpaid balance. If so, this is 11 years and 7 months longer than a new 30-year mortgage.
The total interest paid by the borrower over this time period would be $220,496.44 (11 times the original $20,000 balance). Source: Credit Card Calculator on Calculator.net

I've created entire real estate courses and college textbooks (residential and commercial real estate, legal, and mortgage topics) for some of the best-known real estate schools and educational firms in the state and nation (30+ states), including the Top 2 largest real estate educational firms in America; the first online California real estate school; and the oldest real estate school in California.
Because I write the real estate courses for real estate and financial professionals, I can effectively work with them and their clients throughout the entire purchase or listing transactions.
Whether you have thousands of dollars or almost no money in your monthly marketing budget, I will show you how to attract new clients (buyers, sellers, landlords, and tenants) using online and old-fashioned marketing strategies.
Between 1998 and 2008, I was the most published author for AD Kessler's Creative Real Estate Magazine. For the May 2006 cover story, the same national publication featured me on the cover under the heading of A Creative Financier for their main story that month. This publication was one of the most famous national real estate publications in America over the past 50 years.
Please look for my articles on Creative Real Estate Online (I was their most published author for at least five years; CRE Online, which is not affiliated with Creative Real Estate Magazine, was generally considered as one of the top real estate investing websites in America for many years - www.creonline.com), REI Wealth Monthly {a highly respected digital real estate and investment magazine specifically designed for Apple products such as the iPad, iPhone, and iPod (http://reiwealthmag.com/blog/)}, the REI (Real Estate Investing) Club website (www.reiclub.com), Realty 411 Magazine (http://www.realty411.com - I'm their #1 most published author), Think Realty https://thinkrealty.com/, The Scotsman Guide (www.scotsmanguide.com - this has been ranked as the #1 most read mortgage publication in America), additional national mortgage, real estate, and investment publications, and in other blogs, websites, newspapers, investment newsletters, and magazines.
The Armed Forces Dispatch and Navy Dispatch (same media group), which is the largest and oldest military publication on the West Coast for Navy, Marine Corps, Army, Air Force, and Coast Guard personnel, published and shared online my article entitled The Benefits of the VA Mortgage Loan Program.
Please also look for my articles and ads that have been included over the years in The Palisades Post, The Beverly Hills Courier, The Argonaut (Marina Del Rey), The Log Newspaper, The Daily Breeze, Canyon Lake Insider, Friday Flyer, and on Patch.com.
If you're thinking about getting your real estate license soon, I will talk about effective ways to get your new license as soon as possible. We will cover ways to find distressed or discounted properties as a buyer as well.
